What is a Title Search?
A title search is a process performed by a title abstractor that examines the chain of title and determines the history of ownership to the property. The title search will help discover if the seller has a saleable interest in the property. In addition, it will unveil any restrictions or allowances to the use of the land such as covenants or easements. Any liens that will need to be paid off at closing such as mortgages, back taxes, and mechanic’s liens or other assessments will also appear on the title search.
